“Is That House Still Available?” The Remorse That Hurts Most

Last week I showed a buyer a house that matched almost everything on his wishlist.
It sat on a beautiful half-acre cleared lot, offered the perfect layout for his family, was in the exact area he wanted, and most importantly...was well within his budget and qualifications.
He even told me, “This is really nice.”
But he wanted to “think about it” and see more homes first. He didn’t want to rush the decision.
We went on a second day of showings. While touring other properties, he turned to me and asked: “Hey, is that first house on the half-acre still available?”
The answer was no. It had gone under contract the day before.
He didn’t end up with buyer’s remorse. He ended up with “that house is no longer available” remorse and that feeling is much worse.
Why This Keeps Happening
Buyers are so afraid of making the wrong choice that they hesitate and keep looking. Meanwhile, the home that actually checked their most important boxes gets sold to someone else.
According to multiple industry reports, the average buyer views 8 to 10 homes before making an offer. However, 85% of buyers who eventually purchase a home actually found “the one” within their first few showings with proper guidance. Yet many continue searching and miss out on what could have been the perfect fit.
The Power of an Effective Consultation
This is exactly why I’m such a big believer in doing a thorough consultation before we start touring homes.
When we clearly define:
- Your true must-haves vs. nice-to-haves
- Budget and timeline realities
- Long-term lifestyle needs
When we clearly define your true needs, the first or second home you see is often the best fit. Best of all, our only interest is helping you find the right home ... not selling you a specific listing.
At 239homes.net, our goal is to help you find the right home in three showings or less ..... and often the very first one ends up being the winner.
The Real Cost of Waiting
In today’s market, taking too much time can mean losing out on the perfect property, along with any current incentives or favorable terms. The market doesn’t pause while you decide.
Don’t let the fear of buyer’s remorse cause you to lose the home you actually want.
If you’re ready to buy in Southwest Florida, let’s start with a proper consultation so you can move forward with confidence.
Contact me today to schedule your free consultation and let’s find your perfect home before someone else does.
