If you’ve been thinking about buying a home in Southwest Florida, you’ve probably heard the news:
Mortgage rates have gone back up.
And they have. But here’s the part that doesn’t always make the headlines:
That doesn’t necessarily mean it’s a bad time to buy.
What a lot of renters don’t realize is that the mortgage rate you see online isn’t always the rate you’ll actually have available to you.
Right now, we’re still seeing some really good opportunities throughout Southwest Florida, especially with new construction.
Depending on the home, program and buyer qualifications, there are currently opportunities offering:
✓ Rates as low as 4.25%
✓ Paid closing costs on select homes
✓ Down payment assistance options
✓ Potentially very little or even $0 out of pocket for qualified buyers
That can make a BIG difference when you actually sit down and compare the numbers.
Still Paying $2,000–$2,500+ in Rent?
This is where I think it’s worth taking a look.
If you’re already paying $2,000, $2,300, $2,500 or more every month in rent, don’t automatically assume buying is out of reach because rates went up.
You might be surprised by what your options actually look like once you factor in special financing, builder incentives and assistance programs.
You don’t have to be ready to buy tomorrow.
You just need to know your numbers.
💰 You Might Need Less Money Than You Think
One of the biggest things that keeps first-time buyers from getting started is the idea that they need a huge down payment plus thousands more for closing costs.
That’s not always the case.
There are programs that can help with the down payment, and some builders are currently offering incentives that can cover some or even all of your closing costs.
Depending on your situation, there may even be options with very little or potentially $0 out of pocket for qualified buyers.
That’s why I always recommend looking into your options before deciding you can’t afford to buy.

That really depends on your situation.
Forget trying to perfectly time the housing market.
Instead, start with three simple questions:
What do I qualify for?
What would my actual monthly payment be?
How does that compare to what I’m already paying in rent?
You might find out that buying makes sense right now.
Or you might find out that you need a few months to get everything ready.
Either way, now you have a plan instead of a guess.
